The Project

A QPM Project Manager was engaged to oversee the remodeling of emergency room bed areas and to install a new fire-rated nurse’s station. The project required that the PM develop the project scope with the client, contract with an emergency gas consultant who dealt with the emergency life support system, generate drawings for client approval, process permits with the local building department and through the California Office of Statewide Health Planning and Development (OSHPD).  The PM also managed the bidding process and responded to all questions related to the RFI, provided recommended contractors to Sharp Hospital, and managed change orders.

The QPM Solution

The client’s key challenge was in determining how to construct a fire-rated nurse’s station in a uniquely designed emergency room.  The Nurse’s station was located in the center of the ward, with full visibility of glass-walled patient rooms and a U-shaped corridor.  In case of fire, the entire area would have to be closed off, creating a unique design challenge.

The unique issues associated with the project required an extensive permitting process involving both the local agencies and fire department as well as the California Office of Statewide Health Planning and Development (OSHPD).  Any changes required new drawings issued to both the local permitting agency and OSHPD.

The PM recommended a fire “roll-down” door to seal off the area in case of fire, which required significant structural support.  Both OSHPD and the local fire department had to approve this unique application of such a door, requiring extensive negotiations.

The Results

The recommendation of the “roll-down” fire door was accepted by both the local agency and OSHPD, and the project was completed on time and within the client’s revised budget to accommodate the fire door.
