The Project
A QPM Project Manager was asked to serve as construction superintendent for a new 3-story 200-room wing added to the existing hospital. Beginning with underground utility construction to turnkey (all utilities, etc.), the PM conducted pre-construction meetings, managed all safety issues with subcontractors, compiled daily progress reports for clients, managed change order process, ensured compliance with construction specs and scheduling, managed all phases of city inspections, coordinated all sub scope of work to completions, created as-built drawings, assisted in punch list items, and provided punch list follow up and closeout documents. Because the project was a 3-story building it had to comply with OSHA requirements related to “Fall Protection.”
The QPM Solution
Because the construction timeline for this project extended over two years, the PM had to contend with two winter seasons. His knowledge of winter protection details, particularly in relation to concrete, allowed the project to continue during the winter months and stay on schedule. The PM was also able to provide subject-matter expertise in underground construction, sub-base and soil conditions. His experience in the application of engineering reports allowed the PM to challenge report findings and generate significant savings for the client.
The Results
The project was completed on time and significantly under budget, and the building passed all OSHA inspections.
